B\u00f6ylece eski sistemde 120 metrekarelik bir konutu 200 bin liraya alan bir vatanda\u015f 2 bin lira KDV \u00f6derken,\u00a0yeni sistemde 16 bin lira \u00f6deyecek.<\/p>\n<p>&nbsp;<\/p>\n<p>Bakanlar Kurulu, b\u00fcy\u00fck\u015fehir s\u0131n\u0131rlar\u0131 i\u00e7indeki yeni konutlardan al\u0131nacak KDV oranlar\u0131nda de\u011fi\u015fiklik yapt\u0131. Buna g\u00f6re b\u00fcy\u00fckl\u00fc\u011f\u00fc 150 metrekareye kadar olan konutlardan al\u0131nacak KDV oran\u0131n\u0131, konutun yap\u0131ld\u0131\u011f\u0131 arsan\u0131n de\u011feri belirleyecek. Konutun arsa metrekare fiyat\u0131 500 liran\u0131n alt\u0131nda ise eskiden oldu\u011fu gibi KDV oran\u0131 y\u00fczde 1 olacak. Ancak arsa de\u011feri 500 ila 1000 lira aras\u0131nda ise KDV oran\u0131 y\u00fczde 8&#8217;e \u00e7\u0131kacak. Arsan\u0131n metrekare de\u011feri 1000 liran\u0131n \u00fczerinde olanlar ise y\u00fczde 18 KDV \u00f6deyecek.<br \/>\n<strong><br \/>\nVERG\u0130 8 KAT ARTTI<br \/>\n<\/strong><br \/>\nD\u00fczenleme \u00f6ncesinde \u0130stanbul Beylikd\u00fcz\u00fc&#8217;nde 110 metrekare b\u00fcy\u00fckl\u00fc\u011f\u00fcnde 250 bin lira de\u011ferinde yeni bir daire i\u00e7in 2 bin 500 lira KDV \u00f6deniyordu. Ancak yap\u0131lan d\u00fczenleme sonras\u0131nda Beylikd\u00fcz\u00fc&#8217;nde konutun yap\u0131ld\u0131\u011f\u0131 arsan\u0131n de\u011feri 50 ile 1000 lira aras\u0131nda olaca\u011f\u0131ndan; daire i\u00e7in \u00f6denecek KDV oran\u0131 da y\u00fczde 8&#8217;e \u00e7\u0131kt\u0131. B\u00f6ylece \u00f6denecek vergi miktar\u0131 da 20 bin liraya y\u00fckselmi\u015f oldu.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>L\u00dcKS KONUTTAN DAHA \u00c7OK VERG\u0130<br \/>\n<\/strong><br \/>\nH\u00fck\u00fcmetin l\u00fcks konutun vergisini art\u0131rmak i\u00e7in yapt\u0131\u011f\u0131 bu d\u00fczenleme ile l\u00fcks projelerde \u00f6rne\u011fin rezidans tarz\u0131 konutlardan al\u0131nacak vergi miktar\u0131 da artm\u0131\u015f oldu. \u00d6yle ki bu t\u00fcr projelerde 50 metkrekare, 70 metrekare konutlar i\u00e7in y\u00fczde 1 KDV \u00f6deniyordu. \u015eimdi bu projelerin yap\u0131ld\u0131\u011f\u0131 arsan\u0131n de\u011feri esas al\u0131naca\u011f\u0131ndan, \u00f6deyecekleri KDV oran\u0131 da y\u00fczde 8&#8217;e \u00e7\u0131km\u0131\u015f oldu.<\/p>\n<p>&nbsp;<\/p>\n<p>\u00d6rne\u011fin \u0130stanbul Maslak&#8217;ta yap\u0131lacak l\u00fcks bir konut projesinde 100 metrekare daireyi 800 bin liraya alan bir vatanda\u015f, konutun b\u00fcy\u00fckl\u00fc\u011f\u00fc 150 metrekarenin alt\u0131nda kald\u0131\u011f\u0131 i\u00e7in y\u00fczde 1 KDV \u00f6d\u00fcy\u015fordu. Bu da 800 bin liral\u0131k konut i\u00e7in 8 bin lira KDV anlam\u0131na geliyordu. Oysa yeni sistemde arsa de\u011feri esas al\u0131naca\u011f\u0131 i\u00e7in KDV oran\u0131 y\u00fczde 8&#8217;e \u00e7\u0131kacak. Bu ki\u015finin \u00f6deyece\u011fi vergi de 8 bin lira de\u011fil; 64 bin lira olacak.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>13 \u015eANSSIZ \u0130L<br \/>\n<\/strong><br \/>\nH\u00fck\u00fcmetin konutlara ili\u015fkin yeni vergi sistemi b\u00fcy\u00fck\u015fehirleri etkiledi. T\u00fcrkiye&#8217;de 81 ilin 16&#8217;s\u0131 b\u00fcy\u00fck\u015fehir iken, yeni B\u00fcy\u00fck\u015fehir Yasas\u0131 ile listeye 13 il daha eklendi. B\u00f6ylece Adana, Ankara, Antalya, Bursa, Diyarbak\u0131r, Erzurum, Eski\u015fehir, Gaziantep, \u0130stanbul, \u0130zmir, Kayseri, Kocaeli, Konya, Mersin, Sakarya, Samsun&#8217;un oldu\u011fu listeye Ayd\u0131n, Bal\u0131kesir, Denizli, Hatay, Malatya, Manisa, Kahramanmara\u015f, Mardin, Mu\u011fla, Tekirda\u011f, Trabzon, \u015eanl\u0131urfa ve Van eklenmi\u015f oldu.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>YAPI RUHSATI OLANLAR KURTULDU<br \/>\n<\/strong><br \/>\nYeni uygulama yap\u0131 ruhsat\u0131 1 Ocak 2013 tarihinden itibaren al\u0131nan konutlar i\u00e7in ge\u00e7erli olacak. Yani yap\u0131 ruhsat\u0131 al\u0131narak in\u015faat\u0131 devam eden konutlar\u0131n tesliminde eski sistem ge\u00e7erli olacak. B\u00fcy\u00fckl\u00fc\u011f\u00fc 150 metrekareye kadar olan bu konutlar yine y\u00fczde 1 KDV \u00f6deyecek.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>R\u0130SKL\u0130 ALANLAR HAR\u0130\u00c7<br \/>\n<\/strong>Yeni uygulamadan 6306 Say\u0131l\u0131 Afet Riski Alt\u0131ndaki Alanlar\u0131n D\u00f6n\u00fc\u015ft\u00fcr\u00fclmesi Hakk\u0131ndaki Kanun kapsam\u0131nda olan yerler muaf tutuldu.
