Vergisini \u00f6demeyene ise ciddi yapt\u0131r\u0131mlar geliyor. En d\u00fc\u015f\u00fck kira gelir vergisi 3 bin liral\u0131k istisna rakam\u0131 d\u00fc\u015f\u00fcld\u00fc\u011f\u00fcnde ayl\u0131k 260 lira kira alan ki\u015filer taraf\u0131ndan \u00f6denecek.<\/p>\n<p>&nbsp;<\/p>\n<p>Ayl\u0131k 260 lira kira alanlar y\u0131ll\u0131k 3 bin 120 lira kira geliri elde etmi\u015f olacak. 3 bin 120 lira kira gelirini istisna rakam\u0131 olan 3 bin liradan d\u00fc\u015fecek. Geriye kalan y\u0131ll\u0131k 120 lira gelir i\u00e7in vergi olarak devlete 18 lira + damga vergisi \u00f6deyecek. Bu da toplamda 58 lira olarak hesaplan\u0131yor.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Ayl\u0131k faiz y\u00fczde 1.40<\/strong><\/p>\n<p>Beyan\u0131 yapmay\u0131p vergisini vermeyen 3 bin liral\u0131k istisna rakam\u0131ndan yararlanamayacak. Bu durumda kira gelir beyan\u0131 3 bin 120 lira ve \u00f6deyece\u011fi vergi rakam\u0131 468 lira olarak hesaplanacak. Buna her ay y\u00fczde 1,40 gecikmeden dolay\u0131 devleti zarara u\u011fratma cezas\u0131 eklendi\u011finde 68 liral\u0131k vergi 520 liraya \u00e7\u0131kacak.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>1 y\u0131lda 2 kira &#8216;vergiye&#8217; gidiyor<\/strong><\/p>\n<p>\u00d6denecek vergileri sizin i\u00e7in hesaplad\u0131k. E\u011fer siz ayl\u0131k 300 lira kira al\u0131yorsan\u0131z bunun kar\u015f\u0131l\u0131\u011f\u0131nda devlete damga vergisi ile birlikte 130 lira vergi \u00f6deyeceksiniz. Kiran\u0131z 400 lira ise vergi 309 liraya, 500 lira ise 489 liraya, 600 lira ise 669 liraya, 700 liraysa 849 lira, 800 liraysa 1029 lira, 900 liraysa 1209 lira ve bin liraysa kar\u015f\u0131l\u0131\u011f\u0131nda 1389 lira vergi \u00f6demeniz gerekiyor. \u00d6demedi\u011finiz takdirde maliyenin \u00e7apraz sorgusuna tak\u0131labilirsiniz. Bu durumda da \u00f6deyece\u011finiz rakam ciddi oranda art\u0131\u015f g\u00f6steriyor. 1 y\u0131l 12 ay olmas\u0131na kar\u015f\u0131n emlak ve kira vergisiyle birlikte ev sahipleri 12 ay\u0131n en az 2 ay\u0131n\u0131 vergi olarak \u00f6d\u00fcyor. Buna birde demirba\u015f masraflar eklendi\u011finde y\u0131l\u0131k kira miktar\u0131 daha da a\u015fa\u011f\u0131ya \u00e7ekiliyor.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Ortak tapu avantaj<\/strong><\/p>\n<p>Vergi uzmanlar\u0131 kira al\u0131nan evin tabusunun birden fazla ki\u015fiye ait olmas\u0131 durumunda her iki ki\u015fi de 3 bin liral\u0131k istisna tutar\u0131ndan yararlanabilecek. Yani diyelim ki sizin e\u015finizle veya karde\u015finizle ortak oldu\u011funuz bir ev var ve bu evin kiras\u0131 ayl\u0131k 500 lira. Y\u0131ll\u0131k kira toplam\u0131 6 bin lira olan bu ev i\u00e7in ev sahipleri 3&#8217;er bin liral\u0131k istisnay\u0131 d\u00fc\u015ft\u00fcklerinde herhangi bir vergi \u00f6demek durumunda kalmayacak. Ortak tapuda kira rakam\u0131 y\u00fcksek olsa bile istisnadan ortaklar\u0131n ayr\u0131 ayr\u0131 yararlanmas\u0131 neticesinde \u00f6denecek vergi de a\u015fa\u011f\u0131ya \u00e7ekilecek.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>\u0130ki eve 1 istisna \u00a0<\/strong><\/p>\n<p>E\u011fer ayn\u0131 ki\u015fiye ait kira al\u0131nan iki veya daha fazla ev bulunuyorsa bu duruma da s\u0131n\u0131rlama getirildi\u011fi g\u00f6r\u00fcyor. Vergi uzmanlar\u0131 birden fazla konuttan kira geliri elde edenlerde, 3 bin liral\u0131k istisnan\u0131n sadece bir ev i\u00e7in uygulanaca\u011f\u0131n\u0131 dile getiriyor. Bu durumda hangi evden istisna \u00f6denmedi\u011fi takdirde daha az vergi \u00f6denecekse se\u00e7im o ev \u00fczerinden ger\u00e7ekle\u015ftirilmeli.
